Hello Austin!

Hi, I’m Natalie — founder of UV10 LLC, and this is the first post on MY blog. I wanted to kick things off the way I probably should have started this whole venture: by talking about why Austin.

Austin is the kind of city that’s hard to describe until you’ve spent a season in it. You can’t capture it all in a weekend. There’s an energy here that’s different from anywhere else I’ve been — a mix of laid-back and ambitious that doesn’t always work but somehow does. You’ll find someone in running shorts closing a business deal over breakfast tacos, live music spilling out of a bar on a random Tuesday, and a genuine sense that people move here because they’re building something, not just passing through. Whether it’s the food trucks on every corner, the greenbelt trails, the lake in the summer, or just the general Austin ethos of “keep it weird” applied to everything from business to barbecues, this city has a personality. And it’s contagious.

That personality is part of why I’m so bullish on Austin real estate long-term. But the other reason is the economy underneath it.

Austin isn’t a one-industry town anymore, and that matters a lot if you’re thinking about where to put money for the next decade. A few things stand out to me:

Tech is obviously huge here — Austin has become one of the country’s major tech hubs, with a mix of massive employers and a steady stream of startups. That draws a workforce that’s young, well-paid, and growing.

Semiconductors and manufacturing have a real foothold, too. Central Texas has become a serious hub for chip manufacturing investment, which means long-horizon capital and skilled jobs that aren’t going anywhere soon.

Higher education anchors the city. The University of Texas at Austin isn’t just a school — it’s an economic engine, a talent pipeline, and a reason young, educated people keep choosing to stay in Austin after they graduate instead of leaving.

Healthcare and life sciences are expanding, with new medical facilities and research investment adding another layer of stable, well-paying jobs to the mix.

Local government is its own kind of anchor. Austin is the seat of city and county government here, and the Texas state capital besides — so zoning, permitting, and infrastructure decisions that shape the whole region get made right in town, which matters a lot to anyone holding property nearby.

And then there’s the culture and entertainment economy — SXSW, ACL, a genuinely great live music scene, and a food and hospitality industry that pulls visitors and new residents alike.

Put all of that together, and you get a city with more than one reason to keep growing. Diversified local economies tend to be more resilient — when one sector slows down, others can carry the weight — and that resilience is exactly what I look for when I think about long-term real estate value. Population growth, job growth, and a steady influx of people who want to put down roots are the fundamentals that support real estate over the long run, and Austin checks all three boxes right now.

That’s the lens I bring to UV10: not chasing quick flips or short-term hype, but building a small, well-managed portfolio in a city I believe has real staying power.
